Kohls 8043 Weelaunee Dr. Pickett, WI., 54964 3s~ Hu~ Dear Mr KoWs: This is the second property maintenance complaint and violation notice on one of your rental properties in two weeks. There have been a number of complaints and orders issued in the past for property maintenance violations on your properties. Apparently you are not taking the time to assure all of your rental properties are in compliance with the Oshkosh Property Maintenance Code. Section 16-37 A (1) of the Minimum Housing Code requires that a property owner maintain his rental property and assure his tenants do not create violations of Section 18-79.1 B. This is especially true in two or more family dwellings. Should this trend continue, this office will consider issuing citations for property maintenance violations in lieu of written orders and pursue court action. All occupants of your rental properties should be made aware in writing as to their responsibilities for maintenance of the property while they occupy the premises. Ultimately, however, the owner will be held responsible unless he/she can show a concerted effort, on his/her part to assure the tenants maintain the property.
