egress travel where serving an occupant load of 50 or more persons. Doors BIOI, 111, & 201
show incorrect door swing direction.
· IECC 101lComm 63.0101lComm 63.0003(3)(a) Provide documentation that demonstrates
that the alterations to the building envelope complies with one ofthe following: (a) The
alteration must not increase the rate of heat loss through the portion ofthe thermal envelope
containing the alteration; (b) The alteration must not increase the annual energy use from heat
gain or loss through the entire thermal envelope; or (c) The thermal envelope must be brought
into compliance with the requirements of the IECe and Comm 63. Submit calculations to
show this met for 3 north windows, west door, and 3 leaves of south doors added and east
second floor door in-filled.

· IBC 707.51706.4 Stair shaft enclosure [I-hour rated fire barrier] walls shall be continuous
through concealed spaces to the deck above, maintain ratings, and be firestopped at floors.
The construction shall be extended up at sections lIA4.0 & 2/A4.0 & 3/A4.0 to provide the
fire-resistive rating to the deck element above that wall.
· IBC 713.1 Verify that rated supports for provided fire separation of second floor over
assembly have the minimum fire-protective rating required.
· IBC 714.2 Provide fire door and shutter assemblies that have the minimum fire-protective
rating required by Table 714.2. Side-hinged or pivoted swinging doors shall meet the
positive pressure testing requirements ofUL 10C or NFP A 252. Door 107 does not have the
minimum rating required by mc 302.1.1.1 at storage room.
· ICC/ANSI All7.1 Section 404.2.2 Doors shall comply with the requirements of this code
section as to width of the door leaf for adequate maneuvering through by persons with
disabilities. Revise design of altered new door 100A to comply with at least one leaf
providing a full 32" clearance between open leaf & opposite leaf.
· ICC/ANSI Al17.1 Section 404.2.3 Doors shall comply with the requirements of this code
section as to width ofthe door leaf for adequate maneuvering through by persons with
disabilities. Revise design of new door B 1 00 to comply with providing at least a full 32"
clearance of the door leaf.
· Revised plans are required to be submitted. The fee for a plan re-submittal received prior to a
denial action is $50 + $100 submittal fee = $150. Include either 4 revised plans or one
revised plan & 3 updated index sheets showing plan sheet revision dates.

owner should be reminded that HV AC plans, calculations, and appropriate fees are required

. IMC 504/IFGC 613 Provide clothes dryer exhaust ducts such that they meet listed requirements which include,
but are not limited to, vertical cleanouts, required metal ducts, limited duct lengths, minimum duct size, and
prohibition of screws to connect duct sections. In addition, clothes dryer exhaust ducts shall be independent of
all other systems and shall convey moisture and products of combustion outside the building.

I spoke to Jack Miller yesterday and as you stated the only reason his plan review letter stated that the building
had to be sprinklered because it housed an A-2 Occupancy is because the door in the crawlspace was not
properly identified as a 90 min door/frame assembly, thus completing the separation.
I asked him specifically why he indicated the building had to be sprinklered. He said because the A-2 Occupancy
Separation was incomplete. I asked where it was incomplete and he recalled it was due to the crawlspace door
not being rated. I asked if this was the only reason and after some time he indicated it was. I then asked why he
could not have addressed this in the plan review letter in a manner that pointed out this deficiency with the option
of sprinklering if there was a desire not to sprinkler the building. I did not get a straight answer on this.
As a result I will not look for a revised plan due to this issue, nor willi look for sprinklering. I will look for
completion of the Occupancy Separation. I wi!! print a copy of this e-chain to attached to the Plan review letter for
future reference/clarification on this topic.

Your review of this project indicated the building was required to be provided with an automatic
sprinkler system due to the A-2 use not being separated from the remainder of the building. I
believe we've satisfied the requirement for establishing a separate fire area by changing the rating of
the crawl space door 003 along with the other fire barrier assembly walls that were already shown.
In order to construct the building without the automatic sprinkler system (and to get approval from
the local inspectors) as planned, I need something from you in writing that says it's ok, since your
conditional approval letter is requiring a sprinkler system.

I understand now, the requirement for exit doors to be accessible. We will make the change.
In regards to the A-2 space, our intent is to create a separate fire area using 2-hour fire barrier walls
and a 2-hour floor/celing assembly. The walls are continuous from top of floor/ceiling below to
underside of floor deck above. The supporting construction is also protected with 2-hour
construction. If you find we are missing any details.or information, other than the crawl space door
003, on the plans that supports our intent, will you please let me know.

Hi Jack,
Thank-you for your comments on the conditional approval form for the above project. Can I
ask you for a couple of clarifications?
Under Key Items you're asking us to provide an automatic fire sprinkler system for the Group
A-2 fire area. When I check IBC 903.2.1.2 I don't believe we qualify for any of the triggers
that would require a sprinkler system. We have less than 300 occupants, the A-2 area is less
than 5,000 square feet and we are at the level of exit discharge. Can you provide some
clarification on this?
Under Also Address items, you're asking for doors 100A and B100 to meet accessibility
requirements. However, our accessible entries to these spaces are already covered by doors
105A and B101 respectively. Since Comm 62.1105(1)(a) requires that 50%, but not less than
one entry to the building and each tenant area be accessible, we determined that we were ok
leaving 100A and B11 as is. Can you advise on this also?

Item 4 is complete (Cummings corrected this last Friday and said that they are ready for re-inspection, hopefully
their change will provide the evidence you are looking for).
The fire door rating tags for the doors (that were missing them) are being installed by someone from
"Underwriters Laboratory" at 1 0:30am on Friday. I was, hoping that they would have completed this last week but,
it obviously did not work out that way.
Please let me know if you would like me to call in for re-inspection now or if you would like to wait until after the
tags are installed on Friday and after you receive the building compliance statement from Martin Ganther later this

designer) observing construction of projects within buildings with total areas 50,000 cubic feet or greater and bleachers
(Comm 50.10/Comm 61.50). Failure to submit this form may result in penalties as specified in Comm 50.26/Comm 61.23
and/or local ordinances. This form must be submitted prior to the plan approval expiration date or another submittal may
