As I previously stated, I had an offer to purchase the house and therefore had not proceeded with work as the closing was scheduled for August 31, 1987. The buyer was willing to purchase the house, as is, for the price I was asking and therefore I thought the problem was no longer mine. August 21, 1987 Mr. and Mrs. James Campbell 1981 Beech Street Oshkosh, WI 54901 RE: 1263 Spruce Street, Oshkosh, Wisconsin Dear Mr.. and Mrs. Campbell, On August 19, 1987, I received a telephone call from the selling broker, Paul Schmidt of Century 21 Paul Schmidt Realty, concerning the Violation/Correction Notice dated December 8, 1986, from the Housing Inspector concerning the above mentioned property. Mr. Schmidt was concerned that there had been an order to raze the home on the property and if so, the buyer was going to withdraw his offer to purchase. I received the following information from Bruce Luedtke, City of Oshkosh Housing Inspector today: 1) There are no raze orders on the property. 2) You were given the option to correct the violations or raze the garage only. 3) You have received a citation on the property which will not be dismissed because of sale. 4) The proposed buyers, Raymond and Mary Ruetten, were informed by the Housing Inspector that they must correct the conditions in the Violation/Correction Notice dated December 8, 1986, and that the city would grant ample time to the Ruettens to comply with the codes cites. 5) The Ruettens indicated to the Housing Inspector that they planned on purchasing the property on August 31, 1987, and that they would do the work although they were not aware of the Violation/Correction Notice until notified by the Housing Inspector. I am, at this point, suggesting that you consult with your attorney concering the status of this offer. The contract of sale between Mr. and Mrs. Ruetten and yourselves states in the Addendum, lines 44-55, that the buyers inspected the property and accepted the property in "AS IS" condition.
