Brief history review: Initial inspection on 4-23-99, with Gerald Mathusek, revealed 5 items to be corrected. Mr Mathusek took occupancy of this building on Sunday, 4-25-99 after the Parade of Homes was over and informed me the house was being sold at the end of May as it was sold during the Parade. (Which is contrary to his story when he asked for permission to build this house prior to the utilities and road being installed. He stated then, this would be his residence, when in reality the home was always for sale.) A reinspection on 5-28-99 (the day of closing with the new owners) revealed the guardrails around the window wells were not constructed to withstand any type of loading as they easily swayed and moved with the slightest pressure and temporary steps had not been provided out of the master bedroom patio door to grade. I called Jerry on these and he assured me the guardrails would be corrected over the weekend because his crew was building a deck this weekend for the new owners (which would remedy the master bedroom situation. I reminded him to get a permit for the deck, he said he'd be in on Tuesday. to:i&~e, He attempted to get a permit on Thursday or Friday, 6-3 or 6-4, but did not have the appropriate materials to obtain the permit. Caution: Do not use open combustion heating appliances (unless equipped with power exhaust" in a home equipped with exhaust fans (i.e. bath-fans, kitchen hoods, clothes dryers or the Quiet-Vent system). Under certain conditions these exhaust fans may cause the backdrafting of toxic combustion by products which are hazardous to human health and could cause death. Therefore, we strongly recommend using only closed-combustion (direct-vent or aerodynamically decoupled) heating appliances in weather tight homes. The issue has been raised on using Quiet-Vent in homes with sealed combustion furnaces, fireplaces, and open-combustion natural draft water heaters. When the water heateris the only gravity chimney open-combustion device in the home and an unrestricted insulated 6" round duct less than 25 feet in length is connected to furnace I cold air return or ducted direct to the utility room is installed, the Quiet-Vent is an acceptable exhaust device. The Quiet':'Vent will typically exhaust 145-225 cfm to the outside. The natural infiltration and the 6 inch make-up air duct should provide- enough make-up air to prevent back-drafting of the water heater. Occasionally high winds will back-draft a gas water heater. Occasional back-drafting of a water heater is .not life threatening but should be avoided. We encourage contractors investigate the power exhaust fans-on all combustion devices to ,assure removal of the products of combustion. We also recommend operating the Quiet-Vent at high exhaust rate and operating the water heater to verify that the chimney functions. .. For further information contact us.
