Please see the (2) attachments. The first one is the floor plan showing
the new wall in the existing garden center. The second one is the
permit application and a scope of services that we will be performing in
the new space. Please let me know of any additional information you may
require.

Re: Proposed Shopko, Mattress Firm build-out.

Howard Immel Inc. is pleased to provide the following scope for furnishing labor" materials, tools
and equipment necessary to design and construct approximately 1,485 square foot build out in the
existing stock room. Our proposal is based on drawings created by Howard hnmel Inc. dated
11/6/06 and a site survey of each store. Below is a summary of the scope of work included with
this proposaL
Division 1: General Requirements.
. Provide final architectural design drawings for construction and approval.
Designed and built in accordance with Wisconsin Commercial Building Code.
· Includes plan review fees.
. Howard Immel Inc. will obtain the building permit and bill the cost of the permit
directly to Shopko with-out any additional mark-up.
. Includes all disposal and dumpster fees.
. Provide an experienced working Project Superintendent to supervise and
coordinate all aspects of construction.
Division 2: Site Work.
1. Demolition:
. Cut 8' x 12' opening in existing wall from the sales floor to the
build-out area. Opening will be finished in a cased opening.
. Discolll1ect power to the existing lighting in the affected area.
All light fixtures are to remain in place.
. Remove and relocate (1) pair of double acting traffic doors to the
new wall of the build-out per plans.
. Remove existing accessories in the affected area. Do not dispose
of existing accessories with-out approval from Shopko Stores,
Inc.
. Discormect and re-route existing electrical fixtures, phone and
data to accommodate the build-out.

Division 5: Metals.
. Provide approximately 50 lineal feet of2" x 6" x 16" a.c. steel studs at the
perimeter of the build-out. Steel studs will go to deck height of approximately
12'-0" A.F.F.
. Provide steel stud header and patching of the existing wall for the 8' x 12'
opening.
Division 6: CarDentrv.
. Provide W' plywood to 4' -0" A.F .F. at the perimeter walls of the build-out area
that face the stock room.
. Provide 2" x 12" wood base at the perimeter walls of the build-out area that face
the stock room.
. Provide miscellaneous blocking as required for accessories at the interior of the
build-out area.
. Provide temporaIy enclosures at the construction area for noise and dust control.
Division 7: Thermal & Moisture Protection.
. Provide all caulking for miscellaneous items throughout the build-out area.
Division 8: Doors & Windows.
Traffic Doors:
. Relocate the existing set of traffic doors from the sales floor
to the new wall ofthe build-out area per plans.
. Provide (1) 5'-0" x 7'-0" Chase double acting traffic door
from the build out area to the additional stock room. Include
(2) vision lite and hollow metal frame.
Division 9: Finishes.
1. Drywall:
Provide 5/8" drywall at the interior of the build-out area per plan.
Includes drywall patch and returns at the 8' x 12' opening. Tape
and finish matching existing sales floor walls. Drywall will be
installed to a deck height of 12' -0" A.F.F.
Provide 5/8" drywall from finish floor to ceiling deck on the
walls the face the stock room. Tape and smooth finish.
2. Acoustical Ceilings: Please see alternates.
3. Flooring:
Provide one day labor for patching and replacing random 12"x
12" vcr tile. Include an allowance (2 cases of non-slip or
textured VCT).
Provide new 6" vinyl base at the perimeter of the build-out area.
Provide 6" vinyl base at the perimeter of each of the exposed
steel column with-in the build-out area.
Please see alternates to remove and replace the existing 12" x
12" vcr in the build-out area.
Division 16: Electrical.
. Provide designlbuild electrical system for the proposed build-out.
. Reroute or abandon all exiting, emergency fixtures, data and communications
that will be affected by the build-out area.
. Route the circuit from the existing strip tixtures that will remain in place for the
Mattress Firm to operate from the main sales lighting contactor.
. (1) new double head emergency fixture.
. (1) new exit and emergency combo unit.
. (1) new exit and emergency combo unit to replace one of the existing Atomic
exit lights
. Existing Atomic exit light will be returned to Shopko Stores, Inc.
. (3) duplex outlets on one new 110 volt circuit.
. (1) customer service call button
. Includes electrical permit.
Exclusions / Clarifications:
1. Excludes building permit. Howard Immel will obtain the building permit and bill Shopko
Stores Inc. directly with-out any additional mark-up.
2. Excludes winter conditions.
3. Excludes utility fees.
4. Excludes security system.
5. Excludes phone and data systems.
6. Special variances and permits by owner.
7. Hazardous material removal by others.
Wisconsin state sales tax included.

4. Painting:
Prime and paint the drywall walls at the interior of the build-out
area to a height of 12' -0" A.F.F.
Prep and paint the existing exposed pre-cast ceiling. Includes
the existing sprinkler piping, ductwork, conduits and all exposed
elements in the build-out area.
Prime and paint the 8' x 12' opening from the existing sales
floor.
Prep and paint the existing walls at the sales floor approximately
25' each way from the new opening to the Mattress Firm build-
out. The existing sales floor ceiling height is approximately 12'-
0" A.F.F.
Paint the existing 6' x 7' hollow metal door frame.
Paint (1) 4' x 7' hollow metal frame.
Prep and paint any existing steel columns that will be seen inside
of the build-out area.
Division 10: Specialties.
1. Fire Extinguisher:
Provide (1) Ansu11 0# bracket mounted fIre extinguisher.
2. Comer Guards:
Provide (4) 4' x 2 7'2" clear plastic comer at the entrance to the
build-out area.
Division 15: Mechanical.
Fire Protection:
· Base bid for this location is being bid without adding an existing acoustic ceiling.
Please see alternates to make the necessary adjustments to the existing fire
sprinkler system if an acoustic ceiling is added.
HVAC:
Base Bid will be an exposed painted pre-cast cast ceiling:
· Provide designlbuild HV AC system for the proposed build out.
· Utilize the existing floor unit to meets local and state code.
· Provide supply and return duct to connect from the floor unit.
· Supply and return runs exposed diffusers.
· Low voltage wiring, start up and balancing.
· Include design, permits, and approvals.
Plumbing:
· Not included with this contract.
