Comments/Conditions
1. Easternmost driveway needs to be increased to 35' at property line and 65' at curb line with the
assumption that the proposed private road goes public per Section 25-104.1 (h). SEE LETTER
DA TED 11-02-06
2. Tree reduction by 8 okay as shrubs provided in excess by 50.
3. NOTE: Signage (ground or wall) is not included in review, as locations and details have not been
submitted. No signage installation shall be done without review and approval.
4. Detention basin to be designed without rip rap above the water line and native plants to be planted
on the side slopes of the basin and emergent plants on the safety shelf with final design to be .
approved by the Department of Community Development and Department of Public Works per
Conditional Use Permit conditions.

Re: Responseto Site Plan Review - Omni Glass and Paint Facility
Dear Mr. Buck,
The following are responses to each of the seven comments/conditions outlined in your site pan review
completed on October 25, 2006.

1. Our drawings will be modified to achieve the 35' property line width and 65' curb line width.
This drawing will be incorporated into the any changes and modifications to the Engineering
Department site plan review. The office of Community Development will receive a copy of the
drawing upon the response to the Engineering Department.
2. In lieu of providing the required 64 trees, we recommend 56 trees. It is our opinion that the site
and visibility of the building will be enhanced by utilizing lower, colorful shrubs rather than an
abundance of trees. The ordinance requires 170 shrubs and we propose 220 shrubs located
around the site and concentrated at the office.
3. Site lighting has been modified to illustrate light levels at property lines closest to the building.
Enclosed is a copy of the revised Exterior Lighting Plan.
4. Signage will be provided by sign company vender in separate submittal.
5. Mechanical equipment is located inside the building. Only the chiller and electrical transfoniler
are located on the exterior of the building and are screened with appropriate landscaping features.
On the southern wing of the building there will be a 5' high x +/- 6" diameter vent stack toward
the western. edge. This stack vents the paint spray booth and is required to vent vertically. Due to
the slope of the roof and the parapets this stack will not be visible from HWY 41..
6. Landscape plan has been updated to. better screen the overhead door on the east elevation.
Landscape Plan is enclosed. Also, the Landscape Plan has been updated to reflect concerns of
Item 6(A) of the Department of Public Works Drainage, Grading and Erosion Control Plan
Review #1.
7. Detention basin does not have rip-rap and has native prairie grasses.
