WI 54904 Dear Tom: As a follow up to our many recent telephone conversations and the determination of our Site Plan Review Committee meeting held in late November> I am confirming in writing our understanding, requests, and approval of the necessary variances needed to facilitate your upcoming expansion at your current location in our Southwest Industrial Park. You, along with your neighbor to your eas~ Tower Mecbanical Services. requested approval for a land sale/purchase of 50' ofland to combine with your present site on 20tb Street. We supported this request at a sale price of $18,000 per acre. I relayed this approval to you verbally and believe this sale/purchase has been completed to the satisfaction of both parties. ......../ Chamco, Inc. understands the requests for variances were not your first choice. We realize that the size of tbe addition is governed by product handling and that you can not expand in height or in the north/south direction because of how the forklifts operate handling the product; therefore your only choice being to your west. The purchase of land from Tower Mechanical will assist you in a small way. We also realize you attempted to purchase tbe acreage needed to avoid the need for variances from Bemis Flexible Packaging. It is our understanding from you and confinned in writing by Dan Albers, Senior Vice President of Purchasing at Bemis. that they have no interest in selling any portion of their land nor any cutrent expansion plans of their own that would interfere with the area in question. They did state in writing that they are pleased to hear of another business growing in our community and have no objection to yOU{ plans for a setback of approximately 10' along your mutual property line. We understand you are specifically requesting two variances as they penain to the setbacks per our covenants. On the west side of your property. you are showing a 10' setback, on the east side of your property. you are showing a 15 'setback. thereby requesting a variance of 15' and 10' respectively. In view of the circumstances, we grant this request for a variance from OUT p~otective covenants. However, you also need to comply with the setbacks prescribed by the City Zoning Ordinance or receive a variance from the City. .......; The Cbamco Site Plan Review Committee requested a letter from Bemis confu:ming in writing their agreement to your needed requests. I relayed this verbally to you shortly after our meeting and we since bave received such a statement as I indicated above. The Committee also asked that you move your semis to the rear of your site. In talking with you, I understand why they need to be located in the front and we accept your e~planation. Landscaping in the northeast comer of your property was also questioned, and you assured me that you would continue to landscape to a degree which far exceeds our recommendations and City requirements. Lastly, a reminder that the covenants do ask that any outdoor storage, in your case freezers and panets~ is screened. This request is part afanoveraU land swap/expansion proaram between SERV.ICE and Tower Mechanical Services, the property directly east ofSERV-ICE. A variance is needed because the internal working space and "the equipment intended to be used in this area req\1ires certain space for p~duct handling and stonng space. "-'" The proposed addition and parking area will address the growing needs of the business, while further adding value to the city tax roUs. Tbe proposed building addition will match the existing front setback ofthe currlmt stroeture, approximately 220. from W. 20. Avenue, and the proposed driveway win match the existing side yard setbac.k of the driveway, which tapers to 10' towards the front of the site. Considering the location of the proposed parking and new building, this variance request is the least possible needed to remove the hardship. In addition, the constrUction of the new building will solve outside storage problems and provide better parking options for the delivery vehides associated 'with the business, ' Bemis Company, the propeny owner to the west, has indicated that there is no objection to the variance request.
