PURPOSE:GRANT CONDITIONAL USE PERMIT; APPROVE FINAL
PLANNED DEVELOPMENT / OHIO STREET

PLAN COMMISSION RECOMMENDATION: Approved with conditions
BE IT RESOLVED by the Common Council of the City of Oshkosh that a
conditional use permit for construction of a 7,200 sq. ft. office building within the
planned commercial development known as Bridgeview Centre, per the attached, is
hereby approved with the following condition:
1)Approval of a cross parking access agreement allocating up to 54 parking spaces
to the development. Cross parking agreement is subject to review and approval
by the Dept. of Community Development.
BE IT FURTHER RESOLVED that the Common Council of the City of Oshkosh
hereby approves of the Planned District Overlay and final development plan per the
attached.

RE: 240 Ohio Street Office Building - Plan Commission Approval Application
Dear Mr. Burich,
Our client, Bros, LLC, is proposing to construct a new, one-story 7,200 square foot
building that will house a single office tenant at 240 Ohio Street. The building will be
part of the existing Bridgeview Centre complex of buildings. The lot that is proposed to
be developed for this building is currently vacant.
This building will consist of office space for approximately 35 employees and an
estimated 50 visitors, at various times, per day. Office operating hours are between
7 AM and 5PM Monday through Friday. Parking for this building is provided in a
parking area that is common to other buildings in this complex. A total of 88 parking
stalls will be developed in this phase of the project, of which 54 will be allocated to this
building.
Surrounding land uses include a vacant lot to the northwest, the Fox River to the
northeast, a vacant lot to the ~outheast and an existing office building to the southwest.
Other buildings not specifically mentioned here and located in this complex are
dedicated to office or clinical uses compatible with this proposed building use.
The proposed building will be located on an 18,240 square foot vacant lot. The parking
area to be developed in this phase consists of an additional 40,969 square feet bringing
the total developed area to 59,209 square feet. The building consists of 7,200 square feet

(12%) of the property. Pavement and sidewalks consist of 32,892 square feet (56%)
while the remaining 19,117 square feet (32%) is allocated to landscaped areas.
Given the compatibility of the proposed office use with the surrounding building uses,
this building project should have no adverse impact on the neighboring community.
