CERTIFICATE OF OCCUPANCY
An Occupancy Permit is hereby granted for the new maintenance garage located at
1250 Cumberland Trail, Oshkosh, Wisconsin 54904 as described in Building Permit
Application number(s) 117017.
This building is to be used only as a residential garage and is located in the R-1, Single
Family Residence District.
LIMITATIONS:
Maximum persons and/or living units: Unoccupied
CONDITIONS:
1) Final grading must be done in accordance with the approved subdivision drainage
plan. This plan is on file in the public works office, 3rd floor of City Hall.
2) Erosion control measures must be maintained until the lawn is established.
Note: Final grade must be a minimum of 6" below all siding.
3) The exhaust ventilation for the garage is not required as long as the amount of
space available for the storage of motor vehicles does not exceed 850sq. ft.
4) The office also will not need ventilation due to the office not being occupied as a
principle workstation. If the circumstances of use change, a review for compliance
with applicable standards would be required.
NOTE:
1) Copies of inspection results are available upon request in room 205, City Hall.
2) Future permits may be required for additional work to your property.
A new Certificate of Occupancy shall be required prior to occupancy, should additional
building(s) be erected, or should any buildings mentioned above be altered or moved.
The use of land, or buildings, shall not be changed until a Certificate of Occupancy is
issued for that occupancy. All conditions noted above must be complied with in order
for this certificate to be valid.

Regarding the issue of Exhaust Ventilation for the Maintenance Garage: The Exhaust Ventilation it is required if the
garage has 850 sf of floor space available for the storage of motor vehicles. In your case the garage has an office area
that is partitioned off from the rest of the garage, leaving approximately 815 sf of space left for the storage of motor
vehicles. As long as this building meets this criteria and is not used for the repair of motor vehicles as a business, the
exhaust ventilation will not be required.
Additionally, since the office area is not occupied as an employee's principal workstàtion, this office will not look for
compliance with ventilation standards for the office area either. Should the circumstances of use change, a review for
compliance with applicable standards would be required at such time.
