PLAN COMMISSION RECOMMENDATION: Approved w/conditions
BE IT RESOLVED by the Common Council of the City of Oshkosh that a
conditional use permit for a planned residential development on the corner of Dawes
Street and Pearl Avenue, also known as Parcel F, within the Marion Road I Pearl
Avenue Redevelopment Project Area, for construction of 2 townhouse style structures,
with a total of 9 units, and associated amenities, per the attached, is hereby approved
with the following conditions:

Final landscape I site plan subject to approval by the Department of Community
Development.
The required fencing between Public Street "A" and the southern end of the
parking and drive area be installed at the time Public Street "A" is constructed.
Approval by the Department of Public Works of a drainage plan to prevent sheet
drainage from the site to the street prior to building permit issuance.

BE IT FURTHER RESOLVED that the Common Council of the City of Oshkosh
hereby approves of the Planned District Overlay and final development plan per the
attached.

We are proposing the construction oftwo residential structures (a 3-unit and a 6-unit
apartment) on the vacant property located at the southwest corner of the intersection of
Pearl Avenue and Dawes Street (Parcel F) in the City of Oshkosh. The structures are
being designed and constructed so that at some point, they could be sold as individual
condominium units but, at this time they will be marketed as apartments.
Each apartment will be approximately 1500 SF. Both structures will be constructed at the
same time with an estimated construction completion date of September, 2006. The lot
is about 27,000 SF with approximately 10,200 SF for parking, 8,600 SF for buildings and
8,200 SF for green space. Each building will be two story, wood frame walls, wood floor
and roof trusses, slab on grade construction with attached two car garages for each unit.
The kitchens, dining and living rooms will be on the first floor with three bedrooms, bath
and laundry being on the second floor. Each unitwill have a covered deck off of one of
the second floor bedrooms. Parking drives and garage entrances will be on the back
(west) side keeping the street facades free from parked cars and garage doors. A
dumpster enclosure will be located on the south end of the property. Landscaping and
fencing will be provided to screen the parking.
The surrounding neighborhood is a mix of residential units and commercial properties.
Our proposed use of this property will be compatible with the neighborhood.
