'~""'~'--'"¡¡¡ The framing as inspected was found to be acceptable. The new members added to the framing .;iare essentially non-structural underframing, and will adequately support themselves and the . 'additionalload of drywall without modification. Response to the specific items of the letter are as follo:",s: I. How does new framing need to be connected to existing to transfer loads. The load reaction of each joist is approximately 565lb, based on 10DL/40LL loading. This is essentially (3) l6d nails. As long as there are at least 3 nails within the end 1/3 of the span, the members will act together. 2. Do the existing floor joists have the ability to transfer the additional dead load of the floor. The new floor system has a capacity of approximately 10DL/56LL. This is more than adequate, since only 40 psf is required for LL. Deflection is marginal, since the members are only 2x6, but the floor system should be considered acceptable in light that this a remodel, and deeper members are not practical. The purpose of this meeting was to clarify and provide insight to the code issues Ms. Kralm had identified in a recent inspection. It now appears you have a better understanding of the code issues and what has to be accomplished to correct them. In this letter I am only going to address the issue with the floor ftaming installed to level the floor. I believe all other matters can be and win be readily addressed ~Y: you based on the outcome of our meeting. The concern with the floor ftaming that was added in order to level the floor system boils down to adequate load transfer. Specifically, by adding the floor framing to the sides of the existing floor joists there are the fonowing issues/questions to be addressed: 1. How does the ftaming need to be fastened to the existing floor joists in order to properly transfer the live and dead loads to the existing floor joists? 2. Do the existing floor joists have the ability to transfer the additional dead load of the added floor ftaming members. 3. Additionally, for situations where new floor joists were not attached directly to the existing joists, provide information showing compliance as is or what has to be done to make such situations compliant. In other words, information must be submitted demonstrating the floor joist alterations that were made win allow the floor system assembly to perform equally or better than what previously existed. As relayed to you in our meeting, the Building Code provides methods to ftame floors by a "recipe" method. Unfortunately, the manner you used is not specifically outlined in the code, therefore structural analysis must be provided to determine if your method win satisfy the code and if not, what can be done to make it compliant?
