Dear Mr. Bock,
On February 28, 2006 I met with Mr. Larry Houyman to discuss the unreported change of use from
professional office to retail as well as the installation of signage at your property located at 2334
Jackson Street (Prop. #15-1813-0000), in the City of Oshkosh. The change in use requires a Certificate
of Occupancy and the installation of signage requires a building permit. Mr. Houyman indicated at said
meeting that the signage has been removed from the building and provided the City with a plan
depicting the retail uses to be established within 2,100 sq ft of your building.
The reported retail use contains net usable space of 1,956 square feet. Retail establishments in the
City of Oshkosh are required to provide one parking stall for each 200 square feet of use. Therefore,
the retail use on the site (Eldorado's/Fantasie's) require the dedication of 10 stalls. As your parcel
contains a total of 19 parking stalls (as depicted on attached site map), it leaves 9 stalls available for the
use of the unoccupied/vacant portion. For your information, retail uses require 1 space per 200 sq ft,
restaurant uses require 1 space per 100 sq ft, and office uses require 5 spaces for the 1 sl 1,000 sq ft
and 1 per 300 sq ft thereafter. Other uses and associated parking requirements are listed within the
City Municipal Code under Section 30-36: Off-Street Parking and Loading Facilities. Please keep this
information in mind when leasing and/or occupying the remaining portion of your building.
As submitted, the retail uses are conforming to code. Attached please find a Certificate of Occupancy
for a portion of your structure. Please contact this office prior to establishing additional uses on the site
to receive an additional Certificate, which ensures compliance with the regulations of the Municipal
Code.
