Dear Ms. Kohlbeck and Ms. Kohlbeck;
While I had determined that fonnal Building Plan submittal was not needed because the building
improvements needed modify the tenant division walls is minimal, tbis decision was not meant to
waive HV AC plan submittal. Prior to detennining ifHV AC Plan Review is required infonnation
needed to be submitted to assess the code issues involved with your proposed tenant alterations.
Having reviewed the infonnation you provided it was learned the new tenant division wall splits an
existing HV AC system. This creates a need to review and alter the existing HV AC systems to
ensure both spaces comply with the applicable heating and ventilation requirements for the reasons
listed below. For tbis reason fonnal HV AC Plan Submittal and Approval is required prior to tbis
office being able to issue the required HV AC Permit.
1. Show compliance with the supply and return air requirements for both spaces. Specifically
because the Nortbwest HV AC system is proposed to have both supply and return air for both
tenant spaces, it must be demonstrated that the system can be balanced and that required
ventilation and air supply requirements to each tenant space will be provided.
2. Provide information showing compliance with the exhaust requirements for roorns with service
sinks, modified bathr()omsand that both the nortb tenant and jewelry store tenant comply with
applicable exhaust and .fìesh air requirements. Please note, by subdividing the Nortb space, it
must be verified that boÌ:h spaces will meet the exhaust and fresh air requirements.
3. Indicate how both tenariij sharing the NW HV AC system will have access to monitor and"
maintain temperature control. (Since thennostat is located in one tenant suite, how will the other
tenant control a need for heating or cooling in the area served by that system?)
Procedurally, these issues are to be addressed by plan review. Because of the significance of the
design issues and their affect on the tenant spaces, plan review is required.
