The purpose of this letter is to request that you contact us and advise us of how you intend to bring this property into compliance with municipal code requirements. As was indicated in a January 27, 2004 letter ITom Matt Tucker, this property is zoned R-2 Two Family Residential District, and since the prior legal non-conforming use was discontinued, only uses permitted in the R-2 zoning district may be reintroduced. Additionally due to the lot size restrictions a single family dwelling will be the only permitted residential use of the property. When you applied for a permit to replace drywall, and insulate on January 25,2005, we explained that conversion of the commercial building to a single family residence, required the whole structure to comply with current State of Wisconsin Uniform Dwelling Code requirements at the time of conversion. We discussed some of those requirements, and the likelihood that you may need to apply for variances for the requirements you may not be able to meet. In order to obtain a permit to convert this building to a single-family residence, complete plans are required to be submitted. A copy of the Plan Submittal Checklist for 1 and 2 family homes is enclosed for your reference. Since that time the exterior of the building has continued to deteriorate, and become a nuisance. While I realize you are faced with a difficult decision, which may not be appealing, we can not ignore the fact that the building is required to be brought into compliance with municipal codes. Please contact me in the next 10 days to advise as to your schedule for bringing this building into compliance. Without any contact ITom you, we will be forced to begin the abatement process, which may result in a raze order being issued.
