Conditions Noted on Plan Review
I) The loft area requires access per section 21.03(4) of the Uniform Dwelling Code. This
section states "at least one stairway exit shall be provided, to the floor below, for a loft exceeding
400 square feet in area. At least one stairway or ladder exit shall be provided to the floor below
for a loft, 400 square feet or less, in area." Please note that there is no allowance for a loft that is
labeled "unoccupied" to be allowed without the required access.
2) The insulation is required to be installed so that the vapor retarder is on the warm side of the
dwelling and so that the insulation is against the vapor retarder. This may be a concern if the loft
area is not finished. In addition please note that light and ventilation requirements will apply to
the loft area if it is finished.
3) The permit is Conditionally Approved provided the following inspection schedule is met
without delays.
* February 1, 2006
Remove all drywall and complete rough framing, electrical, heating, and plumbing work.
Complete the exterior work (siding, installation of windows, construction of exits, etc.)
Request and obtain inspection approvals for these stages of construction no later than Feb I,
2006.

Complete the insulation. Request and obtain inspection approval.
*May 15, 2006
Construction is complete. Request and obtain final inspection approvals for plumbing, heating,
electrical, and building.
Please note that failure to comply with these deadlines will result in the razing of this building.
