City of Oshkosh - Department of Community Development ~ OfHKOfH ON THE WATER 215 Church Avenue Oshkosh, WI 54901 (920) 236-5055 (920) 236-5053 fax MEM 0 RAND UM TO: Richard Wollangk, City Ma ager Common Council FROM: DATE: December RE: Short Term Lease Agreement/41 W. 8th Avenue The Redevelopment Authority, at a special meeting on Wednesday, December 7th, authorized the authority to enter into a short-tenn lease with Baldor Electric for use of warehousing space within the fonner Miles Kimball complex at 41 W. 8th Avenue. In entertaining the request for the lease, the City/RDA is responding to a request that was made by CHAMCO on behalf of Baldor. Baldor is apparently in need of short tenn warehousing space that cannot be addressed in their plant facility in the Aviation Industrial Park. Key Lease Provisions: The lease arrangement will be for a period of approximately 6 months. The lease will apply to the first level, concrete floored portion ofthe premises, with occupancy limited to cold storage warehousing only. The monthly rental fee will be $3,850, and the lessee will not have the right to sublet or transfer the leasehold interest to any other entity. Baldor will be required to maintain all necessary liability insurance, and to hold the RDA hannless relative to their use of the premises. City Attorney Warren Kraft has reviewed the lease agreement and found it acceptable. Bids" will be solicited in January for demolition of structures in the complex, however, actual demolition work would not be scheduled until this coming Summer, after Baldor vacates the premises. Given that schedule the RDA felt it could accommodate CHAMCO'S request and meet Baldor's immediate need for warehousing space and not have the arrangement interfere with demolition plans. The monthly rental fee by Baldor will be utilized to cover costs associated with maintenance of the structures until demolition work can occur. 1
