Dear Mr. Olejnik,
The purpose of this letter is to provide a written statement regarding outstanding code violations at the
property located at 1314 Oregon Street (Prop. # 03-0381-0000), in the City of Oshkosh. To date, the
City has received multiple compiaints on this property and has documented multiple code violations.
Attached please find a Correction Notice listing said violations.
Additionally, our records do not show an active use on the property nor do they contain a Certificate of
Occupancy for any use on the property. Section 30-5 (C) of the Oshkosh Municipal Code states that:
"(C) Certificate of Occupancy
(1) No vacant land shall be occupied or used and no structure hereafter erected, altered or moved shall
be occupied nor shall the use of land or structures be changed until a certificate of occupancy has
been issued by the Zoning Adminlstrator/Building Inspector. Such certificate shall show that the
structure or premises or part thereof and the proposed use thereof are in conformity with the
provisions of this Chapter. Such permit shall be issued only when the structure or premises and
the proposed use thereof conform with all the requirements of this Chapter.
(2) The Zoning Administrator/Building Inspector may issue a temporary certificate of occupancy if
substantial compliance has been achieved and proper assurances and commitments have been
made fortimeiycompliance with all provisions of this Ordinance.
(3) Upon written request from the owne~ the Building Inspector shall issue a certificate of occupancy
for any structure or premises existing at the time of adoption of this Ordinance, certifying, after
inspection, the extent and kind of use made of the structure or premises and whether or not such
use conforms to the provisions of this Chapter."
As no record of use or occupancy is on file with the city, the property is deemed to be vacant and any
unofficial use of the site shall be terminated immediately until a Certificate of Occupancy is acquired per
Sect. 30-5 (C) above.

'^' South Park is also required to be removed due to the fence extending over the lot line. The stake was verified on site.
