A Site Plan Review fee of $200.00 is imposed on any development of over 10,000 sq. ft,
Fee must be submitted prior to issuance of permit.
The subject parcel (#13-0728-0300) is required to either be combined with the
neighboring property (# NT163-which is common area of condos # 13-0728-0600 thru
13-0728-0604) or to access the right-of-way on it's own without access to the east
unless an access agreement is submitted.
A 25 ft. san. sewer and water main easement exists on the west property line, No
development is permitted over said easement without written permission of the Citv of
Oshkosh Dep!. of Public Works or without vacatina said easement.
The north property line must act as a 16'-3" landscaped transitional yardllandscape
buffer to the R-1 zoning to the north per Section 30-35 (8)(1) Oshkosh Zoning Code.
The site requires an additional 32 shrubs per Section 30-35 (H)(3)(c) Oshkosh Zoning
Code.
A minimum of a 5 ft high screen is required along the south property line area per
Section 30-35 (I) (2) Oshkosh Zoning Code,
Any refuse area must meet requirements of the zoning code including, but not limited to
screening per Section 30-35 (I) (4) Oshkosh Zoning Code.
All mechanical equipment (ground or building) must be screened from the north, south
and east per Section 30-35 (I) (5) Oshkosh Zoning Code.
Site lighting plan must meet regulations of Section 30-35 (K) Oshkosh Zoning Code,
Review does not include any signage.
This approval is for an early-start permit at the request of the developer. The conditions above
