Option #3 Modified Bitumen Roof
3.0 Tear off the existing roof and remove all debris from the premises.
3.1 Install new wood blocking to install curb mounted expansion joints located
approximately in the area described on the attached roof drawing.
3.2 Mechanically attach a tapered Polyisocyanurate roof insulation system with a 1/4"
per foot slope and a 1" minimum thickness. The insulation shall be attached to the roof
deck with one screw and three inch plate placed every two square feet.
3.3 Over the tapered insulation install a single layer of 3/4" thick perlite roof insulation
set into a solid mopping of hot asphalt. All insulation joints shall be staggered from the
joint below.
3.4 Install new pressure treated wood blocking at all roof perimeters equal to the height
of the new roof insulation.
3.5 Mop on two plies of type IV fiberglass finishing felts set into solid and continuous
mopping of hot asphalt. Over these base plies install Performance Roofing Systems 180
mil, white slate surfaced Derbicolor GP modified bitumen roofing membrane.
3.6 Flash all walls and projections witli new APP modified bitumen flashing membrane.
3.7 Raise all roof projections to a minimum height of 8" above the roof insulation.
(Note: The large AC units will have to be raised up but the price below does not
include this work..) .
3.8 Install new 24 gauge, kynar finished steel roof edge.
3.9 Provide a ten year manufactures written warranty.
