Conditions Noted on Plan Review
1. 21.04 Effective 1/1/05 Guardrail opening size has been changed to a maximum of 4 inches.
2. 21.02 Complete truss plans and layout are requITed to be onsite at time of rough inspection
3. 21.09 Smoke detectors are requITed to be provided in each bedroom and adjacent to all
sleeping areas.
4, Comm 21.25(1)(b) Bracing. Exterior walls shall be braced at the comers.
1. Nominal 1 inch by 4 inch continuous diagonal members set into the face of the studs at
an angle between 45° and 60°; or
2. Four feet by 8 feet plywood sheathing panels not less than '/,,-inch thick for l6-inch
stud spacing and not less than 3/, inch thick for 24-inch stud spacing; or
3. Preformed metal T-bracingnot less than 22 gage (.0296 inches) thick and PI, inch
wide; or
4. Other approved wind bracing materials.
Note: Outside corners of house and the corners of the breakfast area do not appear to
comply - Provide framing detail that will provide equivalent lateral bracing. - Please
provide this information to our officeprior to requesting a rough inspection.
5. Provide structural calculations I ftaming detail for breakfast area roof and wall ftaming.
The submittal described above has been reviewed for conformance with the State of Wisconsin Uniform Dwelling Code. The
submittal has been CONDmONALLY APPROVED. This is a limited review. Ultimately it is the applicant / owners
responsibility to comply with all applicable codes, statues and ordinances, OJld the conditions of this approval.

6. Comm 21.25 (I)(a) Studs. Wood studs shall comply with the size and spacing requirements
indicated in Table 2I.25-A. Studs in the exterior walls shall be placed with the wide faces
perpendicular to the plane of the wall. Tall walls in foyer area and stairway exceed
maximum height allowed by table 11.15 - Provide details as to how these areas will be
framed. Please provide this information to our office prior to requesting a rough
inspection.
7. 21.05 Safety glass is required in windows adjacent to doors, areas adjacent to stairways, and
areas adjacent to whirl pool/tubs.
8. Hydromassage tubs are required to have and access panel to motor. The access panel must
be accessible without removing the finish material.
9. 21.02 Point loads must transfer properly- Caution on bearing requirements for beams, and
footing sizes below columns. Beam Calculations indicate there may be inadequate column
footing size, and bearing capacity in a number of locations. Truss drawing were not
provided, therefor load transfer can not be determined
10. The drainage will be required to be completed in compliance with the approved grading and
drainage plan.
11. Heat loss calculations are required to match the actual construction.
12. Garage spaces shall be separated ITom dwelling unit in accordance with Comm 21.08.- The
door and ITame assembly between the dwelling unit and an attached garage shall be listed an
labeled by an independent testing agencv ( i.e. UL, ETL, WH, ) as having a minimum fire-resistive
rating of 20 minutes. ALL drywall joints are required to be taped / sealed unless the joints
are fitted so that the gap is no more than 1/20th of an inch (a dimes thickness) and backed by
solid wood or drywall with joints staggered.
13. All Penetrations in exterior walls must be sealed prior to the insulation inspection. This
includes holes in the top and bottom plates, gaps around heating ducts, and holes in studs
used for return air spaces.
14. The property owner and applicant is responsible for compliance with Comm 21.125 (Erosion
Control). When installing access drives, a minimum of2"-3" diameter stone is required for a
minimum 6 inch depth, 14'-20' wide, and 30' -50' in length. Erosion control measures are
required to be maintained until the pennanent lawn has been established.
15. All stonn sewer inlets must be protected with approved erosion control devices. Tracking
(sediment) must be removed ITom the street at the end of each work day. Repair of any
siltation, or erosion damage to adjoining surfaces and drainage ways resulting ITom land
development or disturbing activities.
