Conditions Noted on Plan Review
1. 21.04 Effective 1/1/05 Guardrail opening size has been changed to a maximum of 4 inches.
2. 21.02 Complete truss plans and layout are required to be onsite at time ofrough inspection
3. 21.09 Smoke detectors are required to be provided in each bedroom and adjacent to all
sleeping areas. (2"d floor hall may require 2 due to bedroom separation)
4. Comm 21.25(1)(b) Bracing. Exterior walls shall be braced at the corners.
1. Nominal 1 inch by 4 inch continuous diagonal members set into the face ofthe studs
at an angle between 45° and 60°; or
2. Four feet by 8 feet plywood sheathing panels not less than '/,,-inch thick for 16-inch
stud spacing and not less than '/. inch thick for 24-inch stud spacing; or
3. Preformed metal T-bracing not less than 22 gage (.0296 inches) thick and 1'/, inch
wide; or
4. Other approved wind bracing materials.
(Caution on wall design at single overhead door)
5. No structure is permitted within any Easement located on the property.
6. Provide structural calculations / framing detail for 2 story walls with large openings on the
comer of the rear ofthe house.
7. 21.05 Safety glass is required in sidelights adjacent to door
8. 21.02 Point loads must transfer properly - Caution on bearing requirements for beams.
9. The drainage will be required to be completed in compliance with the approved grading and
drainage plan.
The submittal described above has been reviewedfor conformance with the State of Wisconsin Uniform Dwelling
Code. The submittal has been CONDITIONALLY APPROVED. This is a limited review, Ultimately it is the
applicant / owners responsibility to comply with all applicable cJdes. statues and ordinances, and the conditions of
this approval,

10. Heat loss calculations are required to match the actual construction.
11. Garage spaces shall be separated ITom dwelling unit in accordance with Corom 21.08.- The
door and ITame assembly between the dwelling unit and an attached garage shall be listed an
labeled by an independent testing agencv ( j.e, UL, ETL, WH, ) as having a minimum fire-resistive
rating of 20 minutes. ALL drywall joints are required to be taped / sealed unless the joints
are fitted so that the gap is no more than 1/20th of an inch (a dimes thickness) and backed by
solid wood or drywall with joints staggered.
12. All Penetrations in exterior walls must be sealed prior to the insulation inspection. This
includes holes in the top and bottom plates, gaps around heating ducts, and holes in studs
used for return air spaces.
13. The property owner and applicant is responsible for compliance with Corom 21.125 (Erosion
Control). When installing access drives, a minimum of 2"-3" diameter stone is required for a
minimum 6 inch depth, 14'-20' wide, and 30' -50' in length. Erosion control measures are
required to be maintained until the permanent lawn has been established.
14. All storm sewer inlets must be protected with approved erosion control devices. Tracking
(sediment) must be removed ITom the street at the end of each work day. Repair of any
siltation, or erosion damage to adjoining surfaces and drainage ways resulting ITom land
development or disturbing activities.
15. All site grading must be done in accordance with the approved drainage plan on file in the
public works office -located on 3rd floor 'ty all.
