CLOSING ADDENDUM
PROPERTY TAXES The parties agree to the debit/credit of the tax amount set forth on the Settlement
Statement/HUD and hold Assurance Title Services, a Member of Lighthouse Title Group
harmless from any liability arising therefrom. If there is a difference between any
estimates and actual bill(s), buyer(s) and seller(s) agree to make adjustment(s) directly.
UTILITIES Buyer and seller are reminded to make necessary changeovers regarding heat,
electricity, and other utilities. Seller is responsible for utility payments until vacating
subject property. Including Water and/or Sewer.
SPECIAL
ASSESSMENTS AND/
OR ASSOCIATION
DUES
Seller(s) state that there ARE / ARE NOT (choose one) any special assessments and/or
association dues associated with the property. Note: One of the options must be chosen
or closing will not be completed.
HAZARD INSURANCE Purchaser is responsible for hazard insurance beginning the day of closing.
LIEN RIGHTS The seller certifies that within the last 120 days, there have been no repairs, or
improvements to the subject premises, which remain unpaid and therefore could give
rise to a lien.
PERSONAL
PROPERTY
In accordance with the purchase and sales agreement dated March 26, 2026, the items
indicated in the purchase agreement are included in the sale and shall remain with the
subject property.
CONTINGENCIES All Conditions, Warranties, and Guaranties of the Purchase and Sales Agreement are to
survive the Closing, and remain in full force and effect. Buyer and seller agree that all
contingencies and provisions of the purchase and sale agreement have been met to
their satisfactions.

REPRESENTATION
Purchaser certifies that neither the owners nor the agents of /, and/or Assurance Title
Services, a Member of Lighthouse Title Group have made any verbal guarantees or
warranties to them concerning this property. Purchaser further certifies that neither
Assurance Title Services, a Member of Lighthouse Title Group, nor the person preparing
the Deed used in this transaction determined or assisted in determining the number of
splits being conveyed, if any. Buyer and Seller understand that the above named parties
are not responsible for these items and hold them harmless.

Purchaser and seller hereby agree and stipulate that a printed reproduction of the
electronically stored document may be used in place of the original in any litigation,
correspondence or other proceeding requiring production of the original. The purchaser
and seller hereby agree and stipulate that the paper original of the electronically stored
document is deemed to have been destroyed on the date the document was
electronically imaged and stored. For purposes of enforcement, the parties specifically
agree that an e-mailed or faxed signature shall be the equivalent to the fullest extent of

the law as an original signature.
LEGAL COUNSEL It is your right to have an attorney review this transaction and attend this closing.
Assurance Title Services, a Member of Lighthouse Title Group is NOT your Legal
Counsel.

Purchaser(s) understand and acknowledge that he/she/they are buying the property in “As Is” condition and that
neither the Seller(s) nor Realtor(s) make any warranties as to the land and structure purchased or the condition
thereof.
The undersigned parties agree with the figures as shown on the accompanying closing statements and with the
additional clauses which appear above.
Receipt of a copy of this statement is acknowledged.
