That I have surveyed, divided and mapped a parcel of land described below.
That I have made such Certified Survey under the direction of the Redevelopment Authority of the City of
Oshkosh bounded and described as follows:
Outlot 1 of Certified Survey Map No. 6408, recorded in Volume 1 of Certified Survey Maps on Page 6408 in
the Winnebago County Register of Deeds Office as Document No. 1520619, part of Lot 0 and part of Lot 1 in Block D
of the plat of the Western Addition to Oshkosh, part of vacated Dawes Street and part of vacated Marion Road, being
part of the Southwest 1/4 and Southeast 1/4 of the Northeast 1/4 and part of the Northwest 1/4 and Northeast 1/4 of
the Southeast 1/4 of Section 23, Township 18 North, Range 16 East, City of Oshkosh, Winnebago County, Wisconsin
being more particularly described as follows:
Commencing at Southeast corner of the Northeast 1/4 of said Section 23; thence North 89°-23'-36" West
along the South line of said Northeast 1/4, a distance of 1,217.23 feet; thence North 00°-36'-24" East, a distance of
18.15 feet to the Northeast corner of said Outlot 1, said point being the point of beginning; thence North 64°-44'-27"
West along the Southerly right-of-way line of Marion Road, a distance of 24.62 feet; thence North 61 °-34'-22" West

Document No. 1395702, a distance of 30.40 feet to the Southwest corner of Outlot 1 of Certified Survey Map No.
6408; thence South 61 °-08'-31" East along the Southerly line of said Outlot 1, a distance of 70.92 feet to the.Southeast
corner of said Outlot 1; thence North 38°-06'-55" East along the Easterly line of said Outlot 1, a distance of 219.30 feet
to the point of beginning and containing 0.969 acres (42,196 sq. ft.) of land more or less.

Easement Note:
Future easement for purposes of constructing, operating, maintaining, and replacing City of Oshkosh Riverwalk in a
manner that is consistent with the remainder of the City of Oshkosh Riverwalk system. The easement will become
effective without further notice or action upon the conveyance of Lot 1 or any part of Lot 1 of this Certified Survey Map
to any party other than to Mercury Marine or its affiliates. Mercury Marine or its affiliates and City of Oshkosh may
enter into a separate document describing the easement use in more detail prior to the conveyance of Lot 1 or any part
of Lot 1. The legal description of the future easement is as follows:
