MAIN STREET (C) 419 N. MAIN STREET MEGAN AND ERIC HOOPMAN, PETITIONERS PLAN COMMISSION RECOMMENDATION: Found to be consistent w/standards set forth in Section 30-11(0) & approved BE IT RESOLVED by the Common Council of the City of Oshkosh that conditional use permits are hereby granted under Section 30-11 of the Oshkosh Zoning Ordinance for mixed commercial/residential structures at 415, 417 and 419 N. Main Street, with the following conditions: 1 ) 2) The petitioner secure parking in the abutting City parking lot for tenants. Design of renovated second floor storefronts subject to staff approval. Main Street Dear Susan: We are writing this letter to request your consideration of our application for a Conditional Use Permit for 415,417 & 419 N. Main Street Oshkosh, WI. Currently we have an accepted offer . on these three properties with a projected dosing date of December 6, 2004. Our intent is to . . purchase the buildings and remodel the upstairs area for six apartments (four 1 bedroom and two 2 bedroom). Also, we will be: restoring the building structurally so that it is safe and code compliant, removing the existing front windows and replacing them with a total of 6 sets of double windows, replacing the front façade at 417, repairing the front facades at 415 & 419 and repairing the rear facades of 415, 417 & 419 induding replacing the rear upstairs windows. Currently, we are in the process of having the Martin Ganther Group draw architectural plans for this entire project. Although we do not have those formalized drawings to submit for your. review at this time, we are submitting a preliminary floor plan; this floor plan will give you an idea of the tentative layout we are working off for the upstairs apartments. Upon receipt of the final plans from the Martin Ganther Group, we will submit them to you for City review and approval. Our overall goal of this project is to create a positive revenue stream while preserving the overall integrity and historical significance of the properties. This will be achieved by maintaining original fixtures, flooring, and the like wherever possible on the interior and by restoring the facades and window openings on the exterior. When this is not feasible, we will use materials and style in a way that will best insure the building's historic character. Our intent is to work dosely with the City of Oshkosh to make sure that this project is carried out in a manner that has nothing but a positive effect on Downtown Oshkosh.
