The following comments pertain to the site plan submitted for zoning review. 1. Has the Cham co Site Plan Review Committee approved the site plan. If so, please forward a copy of the approval letter. 2. A fence is proposed around the distribution portion of the facility. Per our discussion this morning, this fence is proposed to be eight (8) feet tall, topped with three strands of barbed wire. Due to the proposed height, this fence must be relocated out of any required 30 foot front (east) yard setback area and 20 foot side (west) yard setback area. Please update the location of the fence on the plan, and provide fence detail No. 7/A-3. 3. The off-street parking area at the north side of the site is proposed to be located with a 20 foot setback. The M-3 General Industrial Zoning District requires a 30 foot setback for an off-street parking area. Please update your plan to provide the required 30 foot front yard setback area. 4. A dumpster pad is proposed near the southeast corner of the building. City code requires refuse enclosure areas for all new developrnents, which are to be fully enclosed by a 6 to 7 foot tall solid fence or wall, with a gate for access, to screen the dumpsters from view. 5. The submitted photometrics plan has not been extended to the property line. Please submit an updated photometrics plan showing proposed foot-candle calculations extending to the property line. Also, note that off-street lighting fixtures are required to shield the illurninating element from direct view frorn an adjacent street or property. The specifics for exterior lighting may be found in Section 30-35(K) of the City Zoning Ordinance. 6. The submitted landscaping calculations for the site are deficient. Per City calculations, 88 trees and 247 shrubs are required for the site. Access Control. The minimum permitted width of entrance is 35 feet at the property line and the minimum width of curb cut is 65 feet.
