The provisions of this paragraph shall run with said real estate land and shall be binding upon the heirs, successors and transferees of Grantee. The aboye-described real estate is being conveyed to Grantee subject to an easement for the ma..intenance, repair and replacement of all utilities currently located within the above-described real estate, including without limitation, the electrical lines and an above-ground transfonner. This easement shall be limited to the areas currently occupied by said utilities and ingress and egress oyer such additional portions of the above-described real estate as may be reasonably necessary for the purposes set forth aboye.
