The Common Council of the City of Oshkosh do ordain as follows: SECTION 1. That Section 30-16(B) of the Oshkosh Municipal Code pertaining to Zoning Districts and the map therein described is hereby amended by changing the district character of the following described areas. (A) MARMON ROAD/PEARL AVENUE REDEVELOPMENT PROJECT AREA From: M-2 Central Industrial To: C-3 Central Commercial with a Planned Development Overlay (as described in the attached "Exhibit A") (B) E OF & ADJACENT TO 520 W SOUTH PARK AVENUE AND E OF & ADJACENT TO 521 W 12TH AVENUE From: R-2 Two Family To: M-2 Central Industrial (as described in the attached "Exhibit B") SECTION 2. This Ordinance shall be in full force and effect from and after its passage and publication. "EXHIBIT A" MARMON ROAD/PEARL AVENUE REDEVELOPMENT AREA From: M-2 Central Industrial To: C-3 Central Commercial with a Planned Development Overlay A part of Western Addition Blocks C, E, F, G, H, L, M and N, Libbey's Replat, Pearl Avenue, Dawes Street and vacated Dawes Street, Warren Road and vacated Warren Road, Radford Place and vacated Radford Place, Bell Place and vacated Bell Place, Wisconsin Street, vacated Clark Street and Jackson Street, all in the First Ward, City of Oshkosh, Winnebago County, Wisconsin described as follows: Commencing at the intersection of the centerline of Wisconsin Street and the centerline of Pearl Avenue; thence southeasterly along the centerline of Pearl Avenue to the centerline of Dawes Street; thence northeasterly along the centerline of Dawes Street to the extended northeasterly line of Lot 3, Western Addition Block H; thence southeasterly along the extended northeasterly line of said Lot 3 and the northeasterly lines of Lots 3, 28, 27, 26, 25, 24, 23, 22, extended northeasterly line of Lot 22, and Lots 21, 20, 19, 18, and extended northeasterly line of Lot 18 all in Block H, Western Addition to the centerline of Jackson Street; thence south along the centerline of Jackson Street to the extended centerline of vacated Warren Road; thence northwesterly along the extended centerline and centerline of Warren Road to the extended northwesterly line of Lot 11 of the Western Addition Block F; thence southwesterly along the extended northwesterly line of said Lot 11, 24.98 feet to the former northerly right-of-way line of the Wisconsin Central Limited R.R.; thence westerly 704.56 feet along the arc of a curve concave to the left of radius 618.11 feet and whose chord bears S. 88025'56.4'' W., 667.03 feet and which is also the former northerly right-of-way line of the Wisconsin Central Limited R.R. to the southeasterly line of Dawes Street; thence southwesterly along the southeasterly line and extended southeasterly line of Dawes Street to the centerline of Marion Road; thence westerly along the centerline of Marion Road to the centerline of Wisconsin Street, thence northerly along the centerline of Wisconsin Street to the centerline of Pearl Avenue also being the point of beginning. South Park Avenue Part of Replat of Block 103, Original Plat, 13th Ward, City of Oshkosh, Winnebago County, Wisconsin, containing approx. 7,582 sq. ft. of land and being described as: that part of Replat of Block 103, Original Plat of former Wisconsin Central, Ltd. right-of-way ling E of Lot 16, W of Lots 13, 14 & 15, S of the extended S line of Lots 9 & 12, and N of the N line of W. South Park Avenue. East of & Adjacent to 521 W. 12th Avenue: Part of Replat of Block 103, Original Plat, 13th Ward, City of Oshkosh, Winnebago County, Wisconsin, containing approx. 7,779.6 sq. ft. of land and being described as: That part of Replat of Block 103, Original Plat, lying E of Lot 9, W of Lots 10, 11 & 12, N of the extended S line of the Lot 9 and S of the S line of W. 12th Ave., plus public right-of-way abutting said lot extending to the centerline of W. 12th Avenue.
