SNELL ROAD (C) 2495 JACKSON STREET INITIATED BY: (A) ALEXANDER & BISHOP, OWNER; (B) WISCONSIN PUBLIC SERVICE, PETITIONER; (C) CAPITAL CREDIT UNION, OWNER PLAN COMMISSION RECOMMENDATION: All found consistent with Standards set forth in Section 30-11 (D) of the Zoning Ordinance and approved w/conditions as noted BE IT RESOLVED by the Common Council of the City of Oshkosh that conditional use permits are hereby granted under Section 30-11 of the Oshkosh Zoning Ordinance for the following properties, and that said permits are granted with conditions, if any, as noted for each respective property. A) 1540 S. Koeller Street; Alexander & Bishop, owner A conditional use permit to allow a warehouse operation, per the attached "Exhibit A", with the condition there be no outside storage of materials without approval. (B) 1730 W. Snell Road; Wisconsin Public Service, petitioner A conditional use permit for construction of a public utility structure, per the attached "Exhibit B". (C) 2495 Jackson Street; Capital Credit Union, owner A conditional use permit to allow automobile sales/display of repossessed vehicles, per the attached "Exhibit C", with the following conditions: 1) 2) 3) A maximum of 3 spaces to be utilized in the southeast corner of the parking lot. Vehicles displayed for sale are to be confined to those which have been repossessed by Capital Credit Union. Landscaping beds and plantings be placed in the area of vehicle display with the new beds and plantings to be consistent with materials already in place on the site. "EXHIBIT A" Conditional USe Permit Proposal Market Fair Warehouses Pursuant to the zoning requirement for Market Fair (1540 South Koeller Rd.), Alexander & Bishop, Ltd. is applying for a conditional use permit to use the old Menard's warehouSes and lumber sheds as subdivided warehouses, available for public lease. This use is in general conformance with their intended construction as warehouses. These units will become ready to occupy as soon as the permit is issued and improvements on the physical structures are completed. These buildings, while structurally extremely sound, require minor improvements to insure the safety and security of goods inside. New sheet metal panels will be added to the outside of the south building by Globe and Anchor Metal Fabricators of Oshkosh, and electrical work (inside overhead lights and outside security lights) will be done by BQ Electric of Oshkosh. Security will be provided through a series of new keys and locks for all moveable doors, as well as preventing the movement of several other sliding doors. We feel this use should have no impact on the surrounding area and should therefore raise no objections from the community around the site. On state prison property westerly of the driveway that goes into the prison and southerly of the above ground propane tank, Tho building will be 15 feet by 12 feet with a brick exterior. Chain link 45 feet by 42 feet - 6 feet high with one gate. Blacktop driveway and parking area - area inside fence will be gravel to facilitate future maintenance of underground facilities, there will only be construction eqUipment inside fence From the Oshkosh Correctional Institution driveway. Underground eleetfic and telephone service - no sewer or water. By lease as the small area needed for the regulator is nonconforming with the City of Oshkosh's requirements for a sale of property.
