Loren's 41 Truck Plaza, Inc. City of Oshkosh will retain Attorney William B. Everson, of Everson & Gibbs, LLC to be the General Manager for the cleanup of the property owned by Loren's 41 Truck Plaza, Inc. Services will be rendered at an hourly rate of Three Hundred dollars ($300.00) per hour with monthly billings. Estimates for Services to be rendered: These are only estimates, if greater than expected circumstances arise then a Notice will be given to the City with confirmation needed to proceed. • Environment Services: Phase 1 - $2,500.00 - $5,000.00, increase if Phase 2 & 3 needed. • Auction, Appraisal and Catalog: $3,500.00 - $5,000.00 • Site Clean up and disposal: Time & Services with credit back for scrap values: $5,000.00-$15,000.00. • Project Management: Hourly rate of Three Hundred dollars ($300.00) per hour, higher monthly payment required at the start. Estimation to completion the entire project $25,000.00 - $50,000.00. Phase One: Scope and Preliminary 1. Meet onsite with City of Oshkosh and Landowner and determine the scope and extent of the required clean up. 2. Determine methods and values for disposal (scrap) or sale at auction. 3. Secure location and assets. 4. Create procedure for the payment of fees and professionals. William B. Everson James T. Determine scrap and sale items. 2. Hire environmental engineer to ensure we do not create any additional environmental issues/concerns. 3. Hire clean up general debris and get dumpsters. 4. Hire scrap clean up to pick up and haul off scrap. 5. Hire auctioneer to sell items and move to offsite location for sale. Phase Three: Implementation 1. Onsite management overseeing operations. 2. Payment of all contractors by City of Oshkosh. 3. Acceptance by City of Oshkosh to determine the property is in full compliance. 4. Final Accounting.
