Ray,
The following pages contain conceptual construction estimates that have been developed for this project with the help of a local contractor. There are three different building options that were looked at for these estimates.
• Option 1: Renovation and Building Addition to the existing structure.
• Option 2: Complete demolition of the existing structure and construction of a new structure. This new structure would be designed and constructed to replicate the architecture of option 1. An alternate is also provided to reuse the existing building foundation where possible.
• Option 3: This option would be for a completely new structure of similar size but of a different design than options 1 & 2.
The estimate to provide the shade structure with associated site work to the south of the building that is shown in the building renderings would be $115,000. This cost shall be added to each of the building options to show total construction costs. Respectfully,

OPTION 1 – RENOVATE EXISTING STRUCTURE
OPTION 1: (Existing Building Renovation and Addition)
• Building Area: 2,850 SF existing + 1,250 SF addition = 4,100 SF total.
• Selective demolition of existing building elements (roof, floor, windows, select
walls, etc.). This will be very time consuming due to working around existing
elements that will remain.
• Shore existing exterior building walls due to the removal of the existing roof
system.
• Excavate for and provide new foundations at building addition.
• Construction of new restroom facilities.
• Interior and exterior renovations of existing structure (includes repair and
tuckpointing of existing masonry).
• Installation of new structural support elements for new roof system to replicate
original design (This would include new column piers, columns and beams).
Additional structural support is required since the existing exterior walls are not
able to accept additional new roof loads.
• Installation of new concrete floors, windows, doors, etc.
• Associated site work.
• Much higher chance of extras due to unknowns.
• Add $115,000 to estimate below for proposed shade structure to south.
Renovation of existing structure is anticipated to be 30% – 50% higher than Option 2. PROPOSED CONSTRUCTION BUDGET (OPTION 1): $1,275,000 to $1,725,000

OPTION 2 – NEW STRUCTURE TO REPLICATE OPTION 1
OPTION 2: (Construct Entire New Building, Same Footprint and Appearance as Renovated Building)
• Building area 4,100 SF total.
• Complete demolition of existing building and foundation system.
• Excavate for and provide new foundation walls including for new addition.
• Construction of new building. Construction would be wood framed with brick
veneer to match existing building as close as possible.
• Exterior would be designed to replicate the original 1913 design.
• Associated site work.
• Add $115,000 to estimate below for proposed shade structure to south.
PROPOSED CONSTRUCTION BUDGET (OPTION 2): $850,000 to $1,150,000
Estimated additional cost to reuse existing foundation walls for new construction: ADD $100,00 to $200,000 (Additional costs for using the existing foundations is due to not having any information on the existing concrete quality or reinforcing. It is our belief that additional loading
cannot be added to the existing foundations.)

OPTION 3 – COMPLETELY NEW STRUCTURE & DESIGN

OPTION 3: (Construct Entire New Building, Similar Area – New Design)
• Building area approximately 4,100 SF total.
• Complete demolition of existing building and foundation system.
• Construction of new building. Construction would be a more modern design of
steel and wood framing with masonry veneer.
• Building design would include additional architectural features and roof lines.
• Associated site work.
• Add $115,000 to estimate below for proposed shade structure to south.
PROPOSED CONSTRUCTION BUDGET (OPTION 3): $1,350,000 to $1,750,000
