Per a telephone conversation with Architect Run Hansche on 4-20-2004, the 8 foot
wide sidewalk running from the sidewalk of W. 16th Avenue will be narrowed to 6
feet, as this is a sidewalk area, not to be used as an off-street loading space
· Attached landscape plan has been approved.
· Any and all rooftop or ground level mechanical equipment and utilities must be
screened from view from the adjacent streets. Ground level utility penetrations on
north facing wall (W. 16th Avenue) shall be painted to match the building and
screened with landscaping treatments.
· For parking purposes, this building is being reviewed under the following category:
Implement Store, Hardware Stem, Wholesale Establishments, Machinery or Equipment Sales
and Service, Clothing or Shoe Repair or Service Shop, which requires three parking spaces.
. THERE SHALL BE NO PARKiNG iN ANY DESIGNATED SETBACKS OR
OUTSIDE OF DESIGNATED PARKiNG SPACES.
