On Tuesday November 51h,we will tentatively be holding two workshops.
1) Potential building addition at 1995 S. Koeller Street for Aldi
2) Potential redevelopment of 2116 Jackson Street for retail
Workshop 1
The 1.63 acre property is located on the northwest corner of W. 20t"Avenue and S. Koeller
Street and is zoned Suburban Mixed Use-Planned Development (SMU-PD). The property is
currently used as a grocery store (Aldi), which is a legal conforming use in the SMU
district. The owner proposes to construct an addition on the southeast side of the building to
expand the store. The proposal will require altering the existing parking on the southeast side
of the building. The owner would eliminate four parking stalls adjacent to the building and
shift the remaining approximately sixteen stalls to the east into the front yard setback to
accommodate truck turning radii for the loading area on the south side of the building. The
proposal will require a Planned Development amendment and a Base Standard Modification
(BSM). Below is an outline of the issues related to the proposed addition.
1.) BSM to allow for the reduction of the front yard pavement setback from the current 25' to 5'
(along S. Koeller Street).
Workshop 2
Subject site consists of two parcels of land totaling approximately 1.05 acres located at the
southeast corner of Jackson Street and Allen Avenue. The parcels are zoned Suburban Mixed
Use District (SMU). The applicant is proposing a new commercial development (Advanced
Auto Parts). In review of the proposal, several Base Standard Modifications would be required
before the project could be allowed. The property would require a zone change to include a
Planned Development Overlay. Below is an outline of the issues related to the proposed
development.
1) Front yard setback reductions from 25' to 10' (along Jackson St.) and 5' (along Allen Ave.).
2) Side yard setback reduction from 10' to approximately 6' (along south property line).
3) Sign front setback reductions from 25' to 10' (Jackson St.) and 20' (Allen Ave.).
4) Access Control Variance for reduced lateral clearance from 75' to 10'.
5) Design Standards Variance for reduction of class I materials on street facing elevations from 50%
to 42.5% (west elevation) and 45.2% (north elevation).
