The original building was built in 1981. The building is a wood frame single story
structure with a basement. Original plans seem to indicate that what work is proposed,
may be close to the original configuration.
This building would be classified under current codes as:
· Type VB construction, Group B occupancy. Use does not change.
Per Table 503, we are allowed (2) stories with 9,000 sq. ff. per floor. The existing
building is approximately 6,500 sq. ft.
· Per table 1004.2.4, exit travel distance for Group B occupancies is 200'.
· Per Table 1004.2.1, Spaces with one means of egress, Group B occupancies is a
maximum of 50.
With reference to the odginal drawing sheet Z-1 of 2, Passage 110 would be divided
between exam rooms 103 and 104. An additional door would be added in room 126 for
access into the main corridor.
The "East" space would have a maximum travel distance of 70' to their suite door. The
nearest exit is 20' away. Since they may have 1 person in each room and possibly 3 or
4 nurses and doctors, occupancy load is 15 - 16 people. I would recommend removing
a closer if one exists on the door into room 120. The exit door does not encroach into
the exit discharge corridor.
The "West" space has two exits, one leading directly to the exterior. An third door is
planed leading into room 126. This door swings into the space. If the door would swing
out into the corridor, it would need to be able to open nearly 180 deg. And open next to
the corridor wall, not obstructing egress.
This is very minor remodeling and as stated in the bullet points above, complies with the
intent of the Building Codes.
