GENERAL INFORMATION

Applicant is requesting approval of a land division/certified survey map from one existing 44.69
acre parcel. The size of the new proposed lot is 5.007 Acres.
Applicable Ordinance Provisions:
Land division criteria are located in Section 30-441 of the City's Subdivision Regulations.
Property Location and Type:
The subject site consists of one 44.69 acre parcel, double fronted along the north side of Nekimi
Avenue and County Road I in the Town of Nekimi, approximately 1.5 miles south of the Oshkosh
city limits. The site is currently used predominantly for agricultural purposes with exception of a
single-family home and accessory structures fronting Nekimi Avenue. The surrounding area
consists mostly of agricultural uses with a scattering of single-family dwellings,mostly related to
the agricultural uses.

ANALYSIS
The purpose of this land division is to create a new lot for a proposed single-family development
per the submitted application.
Lot 1 is proposed to be divided from an existing 44.69 acre parcel (Lot 1, CSM 5445). The entire
parent parcel is not shown on the map as it was platted as a CSM and is not required to be shown
per Winnebago County's Subdivision Regulations. The lot is triangular-shaped, 545 feet at its
widest, approximately 542 deep and 5.007 acres in area. The size of the lot exceeds the minimum lot
size per Winnebago County's Subdivision Ordinance. Lot 1 is bounded by an intermittent navigable
stream along the south line of the property and the lot is impacted by Winnebago County's
Shoreland Zoning District.
No additional right-of-way dedication is indicated along County Road I.
The proposed two-lot land division will not alter the existing land use patterns in the area. The
addition of a new single family use should not have a negative impact on the surrounding area due
to the large lot size requirements. The proposed land division is consistent with the City's
Comprehensive Land Use Plan recommendation of Rural Residential for the entire site. The
proposed land division will not hamper the ability for future development of the land.
The Department of Public Works has reviewed the proposed two-lot land division and did not have
any additional concerns.
RECOMMENDATION/CONDITION S
Staff recommends approval of the extraterritorial land division/CSM in the Town of Nekimi as
proposed.
